October 19, 2023 – Saddle Creek Logistics Services, a leading third-party logistics (3PL) provider renowned for designing and executing omnichannel logistics solutions, has announced a significant expansion in the Western United States. The company has secured a 570,080-square-foot lease in a newly constructed industrial building in Glendale, Arizona, marking a strategic move to bolster its service capabilities and meet growing client demand in the region.
Newmark, a global leader in commercial real estate, facilitated the transaction, with Senior Vice President Ladson Montgomery spearheading the representation of Saddle Creek Logistics Services. He collaborated with Managing Director Rob Stephens and Associate Chase Gabriel to finalize the lease agreement, demonstrating Newmark’s expertise in industrial real estate and its commitment to client success. Saddle Creek Logistics Services will be the sole occupant of this expansive, state-of-the-art facility.
“This lease represents a pivotal moment for Saddle Creek Logistics Services, enhancing our ability to serve clients with sophisticated logistics needs,” stated Stephens of Newmark. “The Glendale facility’s cutting-edge features, substantial space, and prime location are perfectly aligned with Saddle Creek’s expanding operations. This deal also underscores the robust nature of the Glendale industrial market, reflecting the increasing appetite for premier industrial spaces within the area.”
The newly leased property boasts impressive specifications tailored for high-efficiency logistics operations. Featuring a building depth of 620 feet and a 40-foot clear height, the facility maximizes vertical storage and operational throughput. It is equipped with 87 dock-high doors and four large grade-level doors, ensuring seamless and versatile loading and unloading capabilities. Ample maneuvering space is provided by 190-foot concrete truck courts, complemented by 132 trailer parking stalls, with provisions for an additional 89 stalls in the future. Furthermore, the facility includes 356 auto parking spaces to accommodate a significant workforce.
Modern design elements are integrated throughout the building to enhance functionality and sustainability. Clerestory windows maximize natural light penetration, while energy-efficient LED lighting minimizes operational costs and environmental impact. An ESFR (Early Suppression, Fast Response) fire sprinkler system ensures top-tier safety and protection of goods. The property’s advantages are further amplified by the presence of two existing groundwater wells within the business park and its advantageous heavy industrial zoning designation, providing operational flexibility for Saddle Creek Logistics Services.
Rob Pericht, Senior Vice President of Client Solutions and Operational Development at Saddle Creek, highlighted the strategic importance of this expansion: “Saddle Creek is dedicated to expanding our reach into key markets to effectively support our ever-growing and diverse client base. We are enthusiastic about establishing a strong presence in the Glendale market and are committed to bringing our established company culture, characterized by service excellence and robust client partnerships, to this new location. We extend our gratitude to the Newmark team for their invaluable partnership in bringing this transaction to a successful conclusion and facilitating our entry into Glendale.”
